In assistance with UEFers were the greatly experienced experts in the fields of Legalization and International Real Estate: Ms. Megan Cung - Quality at Seabed Geosolutions, Mr. Danny Duy - Global Attorney and Mr. Tuan La - Partner and Founder of La Tax & Accounting LLC.
Representing the UEF Faculty of Law were Assoc. Prof. Dr. Duong Anh Son - Dean of the Faculty of Law, Dr. Nguyen thi Thu Trang - Deputy Dean of the Faculty of Law, Head of UEF Center of American Law and Mr. Nguyen Nam Trung - Assistant Dean of the Faculty of Law, Deputy Head of UEF Center of American Law.
The programme began with the experts analyzing the American legal system that applied to the right of Real Estate ownership and business activities for the foreign individuals and organizations. The UEFers were given detailed information about the essential conditions, legal rights and obligations for investing in this field. Especially, the guest speakers greatly highlighted the legal barriers together with ways to comply with the laws in each U.S state - where the law differs from the inter-state lawsuits. This helps the students recognize the importance of understanding the law before joining the international market.
Especially, the complicated network of taxes for U.S’s real estate activities was the most asked and practical situations-given topic. During her sharing, Ms. Megan Cung helped UEFers to better understand Property Tax - the yearly paid tax based on the assessed value of the estate. This is one of the important financial obligations that foreign investors need to take note of when owning a real estate in the U.S.
In addition, the speakers also delved deep into Rental Income Tax and Capital Gains Tax. For Rental Income Tax, the experts pointed out calculating strategies and legal fees that allow deduction in order to minimize tax obligations for investors. With Capital Gains Tax - applied for real estate transferring and earn profits, Mr. Tuan Lan provided many Transaction cost optimization solutions to ensure effective compliance with the law.
